Before you close on a house, you should take a last look to make sure it's in the same -- or better -- condition than when you agreed to purchase it.

A final walk-through should take about 30 minutes. Your Tyre Realty Group agent will set it up, usually no earlier than 48 hours before closing and often on the same day as the closing.

It's an important step because, once you close, the sellers are not obligated to fix any new damages. Bring up any issues you have before the closing.

Here's what you need to look for:

Exterior
  • Walk around the house. If there has been a strong wind or rain storm since the inspection, look for missing roof tiles, damaged gutters, leaks, damaged fencing.
  • As you walk around If a tree was blown down before you take possession, it's the seller's responsibility.
  • Look over the general condition of the property. If a tree was blown down before you take possession, it's the seller's responsibility. If they dug up flowers or shrubs to take with them to there new home, they should have been replaced.
  • Open and close all exterior doors.
  • Make sure all exterior lights are in working order.
  • Test the garage door opener.
Interior
  • Turn all the light fixtures on and off.
  • Bring your cell phone and charger to test all of the electrical outlets.
  • Turn the heat and air conditioning on and off.
  • Turn on all of the faucets and showers. Check to see if the water gets hot. Look for any leaks under the sinks.
  • Flush all toilets.
  • Run all appliances (stove, oven, dish washer, built-in microwave). Don't forget the garbage disposal and any exhaust fans.
  • Look to see if any of the fixtures the seller agreed to leave behind (a chandelier, drapes, a swing) are missing.
  • Open and close all interior doors.
  • Open and close all windows. Make sure there are no broken window panes, broken locks or other damage that may have occurred after the inspection. Also check the screens and storm windows.
  • Double-check that all repairs stated on the inspection summary have been completed. The sellers should leave warranties and receipts for any repairs.
  • Make sure the home wasn't damaged when the seller moved out. Are the walls scratched or the floors damaged?
  • Make sure the buyer removed all of his possessions, unless they were included in the purchase contract. Check the attic, garage, closets, outside sheds, even under the deck. Make sure all paint cans or hazardous materials have been disposed of.
  • Make sure the home was left clean and ready for you to move in. The floors should be swept, carpets vacuumed, bathrooms cleaned, kitchen cabinet interiors wiped down.
If you discover significant problems, tell your real estate agent or attorney. You may choose to walk away from the deal or postpone the closing until the seller fixes the issues. If you find a few minor issues, however, it may be in your best interest to go ahead with the closing and take care of the repairs yourself.
